Terms and Conditions

HOLIDAY RENTALS

Booking Policy:
For confirmation of bookings, 50% of the total amount should be transferred to the bank account of Rents in Phuket. (The company does not accept any charge or fee resulting from the transfer process).
The outstanding balance should be paid before the arrival date by cash/bank transfer or credit card otherwise check-in may not be permitted.

The minimum payment by credit card is 2,000 THB. For credit card payments, a 3% banking service fee will be charged to your account for card payments lower than the minimum payment.
Credit card payment is only accepted from credit cards that belong to the tenant registered to stay in the property.

Cancellations/No Shows/Amendments/Early Check-Outs:
Notification of cancellation or booking amendments should be made in writing.
Booking date amendment may be accommodated but not guaranteed.
The prepayment of 50% of the total rental fee on the day of making a reservation is non-refundable if canceled less than 60 days prior to the arrival date.
A 100% pre-payment is required for bookings during peak season (1 Dec-28 Feb) and 50% of the booking payment is refundable if canceling before 60 days prior to the arrival date.

For no shows and early check-outs, the full booking amount will be charged and is non-refundable.

Security Deposit:
600–1000 USD is collected upon your arrival for the security deposit for short-term rentals, depending on the size of the property and a 1-month deposit is collected for long-term rentals.
A deposit will be returned on the date of departure. In the event of damage to the property caused by the tenant or the tenant’s family, agents or guests, Rents in Phuket may use funds from the deposit to perform repairs, which are not limited to the aforementioned funds and for which the tenant remains liable.

Check-in: 15.00 hrs/check-out: 12.00 noon.
Early check-ins and late check-outs are subject to daily availability and may result in an extra cost of 1,000 THB before 9 am and after 6 pm. Availability cannot be guaranteed.
Check-in: 15.00 hrs/check-out: 12.00 noon.

Check-In Procedure:
A copy of ID or passport from all registered guests is required at check-in.
Tenants are required to check each of the areas of the rental unit to confirm that each area is in satisfactory condition prior to the stay. The entire unit and each item the tenant will be responsible for is examined. The property condition check form, which is given at check-in, must be submitted to the service manager within 1 day after the arrival date.

Treatment of the Property:
With regard to the treatment of the property, certain rules apply during the use of the property. The unit is furnished and includes appliances. These items must be treated respectfully.
The tenants are also required to be considerate of people living nearby and to be mindful of light, smoke, noise, odor, and so on. Tenants must not be bothersome to neighbors. It is of particular importance that the renter shall not keep inflammable substances, explosives or other dangerous chemical products in or on the property, except for domestic cooking oil.
Pets are not allowed in or on the property.
Smoking is not allowed inside the property and carries a penalty of 5,000 THB.

Extra Charges:

Rental prices do not include electricity and water fees, which are calculated by meter on the day of arrival and departure.

2 bedrooms: 4
3 bedrooms: 6
4 bedrooms: 8
5 bedrooms: 10

Only 2 are allowed in each bedroom of each condo/apartment or villa.

Extra Persons:

Infants aged under 3 years old will be excluded from the tenant count allowance. No additional guests are accepted on the premises without prior authorization. If additional beds are required, there is an additional charge for infants and children (3-12 years old), and an inquiry must be sent prior to check-in. Baby cots are not typically provided. Should you request a baby cot, please inquire with management prior to arrival. The management reserves the right to accept the inquiry according to availability and at an extra cost.

Safety and Security:
The property manager or owner shall not be held responsible for any loss of cash or valuables left on the premises.
Before leaving the property, tenants shall ensure that valuable belongings are kept in the safety deposit box provided.
The tenant will be held responsible for any loss or damage to the apartment/villa/amenities/personal injury caused by themselves, their family, guests or any person for which they are responsible.
Tenants will responsible for their own security during their stay. Tenants are obligated to keep the rental property safe and secure. Any case of loss or theft caused by a lack of regard for their own safety and belongings shall be the tenant’s own responsibility.

Check-Out Procedure:
All key sets shall be returned upon check-out, otherwise, there will be a 1,000 THB penalty charge for key loss or damage.
Removing items from the property or moving them to other places in or out of the property is prohibited. After the use of amenities provided, tenants are required to return items before check-out, otherwise, an additional charge for lost items may be incurred.
A loss and damage check is performed by the company 1 hour prior to the tenant’s check-out from the property to inspect for any loss or damage during the stay. The cost of items may be charged before the tenant’s departure.
One day’s notice of the check-out time is required to be given to the guest service manager. A last-minute check-out will cause the tenant a delayed check-out due to time spent traveling to the property or unavailability of the guest service manager.

PROPERTY MANAGEMENT AND RENTAL:
The property owner appoints Rents in Phuket Co., Ltd. as its property manager to manage the property on the owner’s behalf in accordance with our terms and conditions as below:
The contract renewal and terms of termination are at the mutual agreement of both parties. Each party shall have the right to terminate this agreement by serving a written termination notice to the other party 2 months in advance. If the property owner fails to serve a written termination notice 2 months in advance, 2 months’ management fees will be charged as a penalty. An agreed-term lease between the company and tenant does not automatically terminate when a property is sold or the property owner wishes to terminate the exclusive rental contract.
All confirmed rental reservations are honored by the owner along with the tenant’s lease. The owner allows the tenant to stay in the property, otherwise, the total commission from all confirmed reservations, which the company reserves the right to receive, will be charge to the owner’s account.

Maintenance is provided by the agent at an additional charge:
In the event of a tenant staying in the property, the agent provides technical services in cases of minor maintenance. The work of technicians in this case will be free during the technician’s working hours. With regard to the replacement of parts or major repairs, the agent will provide information in advance on the repair rate, which will be acknowledged by the owner for consideration.

The Owner’s Duties and Responsibilities:
The owner agrees to transfer all contact details and inquiries from other real estate agencies as well as direct requests from potential tenants to Rents in Phuket Co., Ltd. In cases where the booking is made by the owner directly, the owner agrees to pay to Rents in Phuket Co., Ltd. a 10% booking fee from the total amount of the booking. The owner agrees to provide property that is in an excellent condition with the following: Maid cleaning at least 1 time/week, pool cleaning at least 2 times/week, garden care at least 1 time/week, internet, TV channels, electricity, water, etc.

Extra Services at an Additional Cost:
The company can organize the purchase of items that are necessary for the property, such as any kind of equipment, dishes, furniture, bed sheets and towels, decorations, and etc., and will charge an additional 20% to the total purchase amount with prior notice to the property owner. In the case of major circumstances requiring repair of a villa or any equipment in a villa, furniture therein, or other items, bills are paid separately after agreement is made with owner. The company reserves the right to perform emergency repairs that amount to a maximum of 5,000 THB without prior consent from the owner.
In cases where bookings are made directly by the owner, the company will charge 300 baht per time for checking-in/out during the daytime, and 500 baht per time if guests arrive/depart before 9:00 am and after 6:00 pm.

Commission and Payment:
The commission payable to the agent for carrying out the rental activities (hereinafter referred to as “the commission”) shall be under the following conditions: 20% commission and from this 20% commission, the agent pays out for marketing, listing and advertising costs through other channels. The commission will be deducted directly from the 1st payment. In the event that a customer cancels, there is a no show, or when the customer amends the booking, the amount will not be refundable to clients.
