Terms and conditions


HOLIDAY RENTAL

Booking Policy:
For confirmation of booking 50% of total amount should be transferred to the bank account of Rents In Phuket. (The company does not accept any charge or fee resulting from the transfer process.
Outstanding balance should be paid before arrival date by cash / bank transfer or credit card otherwise check in may not permitted
Minimum payment by credit card is 2,000 THB. For credit card payment, 3% banking service fee will be charged to your amount for card payment lower than the minimum payment.
The credit card payment is only be accepted from the credit card which belong to the registered tenant to stay in the property.

Cancellation / No show/ Amendment / Early check out:
Notification of cancellation or Amendment booking should be in the form of writing
Booking date amendment may be accommodated but not guaranteed.
The  prepayment of  50% from the total rental fee on the day of making a reservation is non – refundable , if  cancel less than 60 days prior to arrival date.
The 100%  pre-payment is required for the booking during peak season ( 1Dec-28Feb) , the 50% of booking payment is refundable if cancel before 60 days prior to arrival date.

No show and early check out / Full amount of booking will be charged and non-refundable

Security Deposit:
600 – 1000 USD to be collect on your arrival for the security deposit arrival.
FOR SHORT TERM RENTAL depend on size of property and 1-month deposit FOR LONGTERM RENTAL
Deposit will be returned on the date of departure. In the event of damage to the House caused by Tenant or Tenant’s family, agents or visitors, Rents In Phuket may use funds from the deposit to repair, but is not limited to this fund and Tenant remains liable.

Check in: 15.oo hrs / Check out: 12.oo hrs.
Early check-in or Late Checkout is subject to daily availability, may result in extra cost of 1,000 THB before 9am and after 6pm. Availability and cannot be guaranteed

Check in procedure:
The copy of ID or passport from all register guest is required at check in.
Tenants shall require to check each of the areas of the rental unit to confirm each area is in satisfactory condition prior to the stay. Examine the entire unit and each item the tenant will be responsible for. The property condition check form which given at check in must be submitted to the service manager within 1 day after the arrival date.

Treatment of property:
Treatment of the property, certain rules apply during use of the property. The unit is furnished and includes appliances. These items must be treated respectfully.
The tenants also be required not to perform or commit any activity that may be bothersome to people living nearby in the way of light, smoke, noise and odor or by any other means. It is of particular important that the renter shall not keep inflammable substances or explosives, acid, alkali, or any dangerous chemical products in or on the property except for domestic cooking oil.
Pets are not allowed inside or outside the room,
Smoking is not allowed inside the property with the penalty of 5,000 THB

Extras charge: Rental prices are not include electricity and water fee, calculated by meter on the day of arrival and departure.

2 Bedrooms : 4
3 Bedrooms : 6
4 Bedrooms : 8
5 Bedrooms : 10

Only 2 are allowed in one bedrooms of each condo/ Apartment or Villa

Extra persons:

Infant under 3 years old will be excluded from the tenant count allowance. No additional guest will be accepted in the premises without prior authorization. If additional beds are required with the additional charge for infant or children (3-12 years Old),
an inquiry must be sent prior check in. Baby cots are not typically provided. Should you request a Baby cot, please inquire with management prior arrival. Management reserves the right to accept the inquiry upon availability at extra cost.

Safety and Security:
The property shall not be held responsible for any loss of cash and any valuables left in the room
Before leaving the property tenants shall ensure the valuable belongings are in safety box provided.
Tenant will be held responsible for any loss or damage to the apartment / villa / amenities / personal injury cause by themselves, their friends or any person for them they are responsible
Tenant will responsible for their own security during their stay. Tenants are obligated to keep the rental property safe and secure. Any case of loss, rob or thief caused by the ignorance on their own safety and belonging that shall be their own responsibility

Check out procedure:
All key sets shall return upon check out, otherwise there will be 1,000 THB penalty charge for key loos or damage.
Removing items from property or moving them to other places in or out of property is prohibited. After use of provided amenities tenants require to return the items before check out otherwise the additional charge of loss items may incur.
Loss and damage check procedure by company is 1 hour prior tenant check out from the property, any loss or damage during stay. The cost of items may require before tenants departure.
Check out time is require one day notice to Guest service Manager. Last minutes inform will cause the tenant a delay check out as a result of time travelling to property or the unavailability of Guest service manager.

PROPERTY MANAGEMENT AND RENTAL:
Property Owner appoints Rents In Phuket Co., Ltd as its property manager to manage the property on Owner’s behalf with the our term and condition as below :
The Contract renewal and Term of Termination.
Is at the mutual agreement of both Parties. Each party shall have the right to terminate this Agreement by serving a written termination notice on other party send by 2 months in advance. If property owner fail to serve a written termination notice 2 months in advance, 2 months management fee will be charged for penalty fee. An agreed-term lease between the company and tenant, does not automatically terminate when a property is sold or the property owner wish to terminate the Exclusive rental contract.
All confirmed rental reservations, owner honors the tenant’s lease and allow the tenant stay in the property, and otherwise the total commission from all confirm reservation which company deserve the right to receive will be charge to owner account.
Maintenance provided by agent with additional charge:
At the case when tenant staying in the property, the agent provides technical service in case of minor maintenance. The work of technician in this case will be free during the technician working hours technical, in case of replacement of parts or major repair the agent advance information on the repair rate will be to acknowledge the owner for consideration.

Owner Duties and Responsibilities:
The Owner agrees to transfer all contacts and inquiries from other real estate agencies as well as direct requests from potential tenants to Rents In Phuket Co. Ltd. In case booking made by owner directly, owner agrees to pay to Rents In Phuket Co. Ltd 10% booking fee from the total amount of booking. The Owner agrees to provide property in an excellent condition: maid cleaning at least 1 time/week, pool cleaning at least 2 times/week, garden care at least 1 time/week, internet, TV channels, electricity, water, etc.

Extra Services on Additional cost:
Company can organize purchasing of items, which is necessary for property, as any kind of equipment, dishes, furniture, bed sheets and towels, decorations and etc. and will charge 20% additionally from total amount of purchasing with the prior notice to property owner. In the case of major circumstances requiring repair villa or any equipment in a villa or furniture, or others, bills are paid separately after agreement made with owner. In the case of an emergency repair, we will do it without the prior consent of the owner, but not more than 5,000 THB.
In case booking made directly by owner, company charge 300 baht per time for check in/out at day time, and 500 baht per time, if guests arrive/departure before 9:00 AM and after 6:00 PM.

Commission and payment:
The commission payable to the agent for carrying out the rental activities (hereinafter referred to as the commission) shall be under the condition as follow: 20 % commission and from this 20 % commission agent pays out for marketing, listing and advertising cost trough others channel. The commission will be deducted direct from the 1st payment. In the even when customer’s cancel/ no show/ amends the booking the amount will not be refundable to clients.
